Our client, a highly successful property management group, is seeking a property manager to join their team! We are looking for a professional Property Manager to manage all aspects of a commercial and residential property portfolio located primarily in the Los Angeles area, including operations, financial activities, and oversight of relationships with tenants, vendors, and property owners. Responsibilities and Duties: Oversee day-to-day operations and upkeep of managed properties, including routine maintenance, capital improvements, preparation of premises for leasing, and response to emergencies.
Collaborate with onsite and offsite property management personnel in the performance of their duties.
Coordinate work with tenants, company maintenance staff, and vendors to complete work orders in a timely fashion.
Perform periodic regular property inspections.
Provide proactive identification of potential property operational problems and opportunities for efficiency & cost savings. Recommend and implement alterations, proactive maintenance procedures, and capital improvements.
Consult and coordinate with maintenance team regarding vendor selection, contract negotiation, and performance.
Interact with commercial tenants and respond to commercial tenant needs.
Oversee residential tenant relations, including resolution of tenant issues that are not resolved by onsite property managers.
Oversee and advise residential property managers on tenant issues.
Oversee collection of delinquent residential rents and collect delinquent commercial rents.
Oversee eviction and collection process and coordinate with outside counsel.
Administer commercial leases in conjunction with senior personnel.
Maintain accurate and in-depth knowledge of all aspects of available commercial space.
Track lease expiration, options, and other critical commercial lease dates.
Build relationships with commercial tenants and the brokerage community.
Maintain working knowledge of local leasing markets.
Assist with marketing efforts and offer input and suggestions regarding property promotions, advertisements, etc.
Produce and distribute marketing materials to attract new tenants.
Maintain listing information on commercial real estate databases.
Show available commercial space to brokers and tenant prospects.
Support senior staff in the negotiation of lease and other agreements.
Support property managers in re-leasing vacant residential units.
In conjunction with property managers, prepare and review market surveys. Recommend pricing and promotions for new rentals.
Maintain an up-to-date knowledge to assure compliance with the various rent control ordinances, other pertinent statutes, and anti-discrimination laws in all jurisdictions where managed properties are located.
Review and approve accounts payable in conjunction with accounting, maintenance, and management personnel.
Track commercial rental collections and delinquencies.
Assist with the development of budgets/forecasts for operating and capital expenses.
Review monthly budget variance and other financial reports.
Review property financial statements and assist in drafting of monthly and quarterly reports for clients.
Assist in CAM reconciliations, back billing of miscellaneous items, rent collections, tenant notices, and monthly invoices.
Oversee insurance coverage and compliance.
Assist senior staff in interactions with third-party property owners.
Requirements: Bachelor's degree preferred.
California Real Estate Agent's license preferred.
Minimum of 5 years of related experience.
Working knowledge of Microsoft Excel, MS Word, and Yardi property management software.
Strong communication and writing skills.
Ability to work independently in a self-directed environment.
Possess a strong sense of organization and planning.
Working knowledge of building mechanical systems and basic construction.
Possess a valid driver's license and can drive to and from properties in a safe and prudent manner.
