Community Corporation of Santa Monica ("Community Corp") is a nonprofit organization that restores, builds and manages affordable housing for people of modest means. Founded by community leaders in 1982, Community Corp has pioneered the development of architecturally significant and environmentally sustainable affordable housing. It has built or restored about 100 properties throughout Santa Monica creating nearly 1,700 affordable homes. Our work contributes to the distinct character of Santa Monica, making it a more inclusive, caring and environmentally sustainable city.

Community Corp has an exciting opportunity for a Director of Housing Development (the "Director") who will report to the Executive Director. The Director will be responsible for all housing development activities and will also play an important role as a leader in the broader community. Local government officials recently reaffirmed their commitment to affordable housing as one of its top 5 priorities and Community Corp will play a key role in implementing the vision to become a more inclusive city.

The Director will lead the organization's efforts to uphold its rich tradition of architectural excellence. Community Corp buildings have been recognized with awards from organizations such as the National Endowment for the Arts and the United Nations. More recently, the American Institute of Architects selected our properties for the following awards:

2602 Broadway received an AIA Honor Award for Architecture in 2015 and 26 th Street Housing received the same prestigious National AIA award in 2008.

Community Housing Assistance Honor Award from the AIA|CC in 2012 for Community Corp's collective body of work.

For three decades, Community Corp has advanced the ethos of environmental sustainability in Santa Monica. For example, Colorado Court, built in 2002, was one of the first LEED Gold certified multifamily buildings in the country. More recently, Community Corp completed its first LEED Platinum building, implemented a pre-pilot to pay for green upgrades at five properties through an On-Bill Repayment program with SoCal Gas, and intends to complete a Net Zero Energy retrofit of a 20-unit property. The Director will assume a leadership role in Community Corp's green initiatives.

Summary of Responsibilities

Define, refine and implement the strategic direction and goals of the housing development department in collaboration with the Board, Executive Director and other senior management.

Oversee all project management activities relating to housing development and restoration/rehabilitation from site acquisition, through the entitlement process, construction and conversion to permanent financing.

Source new potential projects/business development for Community Corp.

Secure financing including overseeing the preparation of applications and the closing of loans and equity investments.

Articulate Community Corp's position on local, regional and state legislation and regulations that impact the development of affordable housing.

Establish and maintain relationships with financing partners, government officials and other stakeholders.

Oversee the process to identify and select key professionals including architects, contractors, engineers and other consultants.

Hire, train and supervise staff in the Housing Development Department.

Provide monthly updates to Community Corp's Board of Directors.

Summary of Education and Experience

10 years of experience in real estate finance and/or development.

Must have managed numerous real estate development projects involving rehabilitation and new construction with multiple layers of financing including LIHTC, tax-exempt bonds and loan programs managed by the State.

Strong analytical, mathematical and organizational skills.

Excellent negotiating skills.

Familiarity with environmental sustainability principles such as LEED, Enterprise Green Communities or other programs.

Strong written and verbal communication skills.

Proven experience managing a successful team including hiring and performance management.

Travel and Physical Requirements

The position requires regular access to a car for travel to meetings throughout Southern California and also to tour Community Corp properties under development. Some air travel will be required to attend conferences and trainings.
