Housing Works fights for funding and legislation to ensure that all people living with HIV/AIDS have access to quality housing, healthcare, HIV prevention, and treatment, among other lifesaving services.

Compensation Range: $55,000 - $65,000 yearly commensurate with experience Overview:
Housing Works is a healing community of people living with and affected by HIV/AIDS. Our mission is to end the dual crises of Homelessness and AIDS through relentless advocacy, the provision of lifesaving services, and entrepreneurial businesses that sustain our efforts. Housing Works is seeking a professional full-time Housing Development Associate to be an integral part of meeting its mission by developing supportive and affordable housing in New York City. The position is responsible for supporting all stages of affordable housing development for multiple projects and ensuring that objectives of each project are accomplished within prescribed time frames and funding parameters. Work duties involve planning, organizing, and managing the development activities related to the acquisition, new construction, and rehabilitation of Housing Works' real estate development projects. Work may encompass many projects in varying stages of development and may include large, technically complex housing and mixed-use projects.
Responsibilities:
Primary:
Assists in the coordination of all stages of housing development including site research and acquisition, feasibility analysis, pre-development, design, project financing, construction, and contract management.
Secondary:
Provides grant writing support, research, and coordination of vendors involved in the funding proposal process.
Other functions required with this position include:
Develops and manages relationships with federal, state and local funders, government agencies, community and neighborhood groups, development partners and industry professionals.Monitors progress of development team members including architects, engineers, contractors, legal counsel and financial consultants.Attends construction meetings and conducts site visits as necessary.Prepares progress reports and project payment applications to government and commercial lenders in coordination with the finance department.Research new project opportunities in keeping with Housing Works' mission.Maintains core office functions of the department including scheduling and information management.Provide assistance with sourcing, ordering and receiving of goods for projects. This can include but is not limited to samples, furniture, supplies, materials, equipment, etc.Collaborates with the Housing Operations Department on the development of operating budgets and facilitates the transition to occupancy in new properties.Participate in weekly supervision with your supervisor. Come to meetings prepared.Complete all required reports and paperwork on or before the prescribed deadlines.Demonstrate excellent customer service with residents/clients; staff; vendors; and all other relevant stakeholders.Enthusiastically participate in advocacy and direct actions to end the twin crises of homelessness and HIV/AIDS.
Minimum Requirements
Bachelor's Degree is required.Excellent communication skills, both verbally and written, including the ability to communicate with all levels of management.Ability to perform detailed financial analyses of housing developments concerning site acquisition, predevelopment activities, construction financing, and permanent financing.Highly independent, with ability to handle daily responsibilities and projects with minimal direction.Ability to work under pressure and successfully meet deadlines.Ability to read and interpret architects' drawings, legal documents and other complex documents.Must be able to work collaboratively with project teams, funders, government agencies and a wide variety of individuals.Must be proficient in Microsoft Outlook and Office (Word, Excel, and PowerPoint).Dependable & flexible.
Preferred Qualifications:
Degree in planning, public policy, business, design or a related field is preferred.Direct experience with affordable housing development and finance, including LIHTC.
Working Conditions:
This position is hybrid (working in office, at development project locations and home).Ability to travel throughout the local NYC community, including utilizing public transportation.Conduct construction site visits.
