For A New Leaf, the Project Manager will provide expertise in design, real estate planning, and capital finance strategies during the due diligence and feasibility phases of projects. This role involves coordinating market analysis, project budgeting, and financial strategies to effectively manage project scope, budgets, and timelines. A strong understanding of financial tools and programs related to affordable housing and economic development is essential. Additionally, the Project Manager will organize and oversee documentation for plans, specifications, budgets, and contracts before construction begins, ensuring all documents and performance align with established plans. Responsibilities also include negotiating consultant and construction agreements, and overseeing Requests for Information (RFIs), Change Orders, and Submittals to ensure successful project execution for A New Leaf.
Annual Salary: $65,000 - $75,000 DOE
Schedule: Monday - Friday; 8am - 5pm

QUALIFICATIONS Education & Experience: Must be enrolled, recently graduated or have a B.S. in Finance, Real Estate, Construction Management, Project Management, or a related field, or be enrolled in or recently graduated from a college program in one of these areas. Minimum 2 years combined architectural/planning, or real estate development, including acquisition, financial analysis, securing debt and equity, and overseeing the planning and construction phases. Strong financial and analytical skills, including experience with development and operating budgets, a solid understanding of affordable multi-family housing finance, and the ability to read and comprehend financial statements and budgets. Experience negotiating with housing developers and investors, and collaborating with architects, engineers, lawyers, and contractors to coordinate project work across various stakeholders. Knowledge of permanent supportive housing development and operations, particularly for homeless and special needs populations. Proficiency in Excel, including Gantt chart creation and navigation, and familiarity with Microsoft Outlook, Project, Word, AutoCAD, SketchUp, Adobe Suite, and other relevant software for project scheduling, presentations, and planning. Excellent customer service, interpersonal skills, and the ability to build strong team and client relationships, listen and understand client objectives, and communicate key project details effectively. Responsibilities included but not limited to: Analyze investment opportunities, develop site plan options, gather and analyze local market information and return on investment data. Work closely with the Real Estate Director and other key stakeholders to execute projects, coordinating efforts with architects, engineers, legal counsel, and general contractors. Ensure seamless collaboration among team members on various commercial-to-residential developments, including multi-story properties, as well as preservation and new construction projects. Assist the Real Estate Director with compliance related to financial, county, state, and federal regulations. Review and analyze budgets for affordable housing projects. Support homelessness and affordable housing initiatives, including managing public lending requirements and administration of local, state, and federal funds. Assist with supportive services, property management, rental subsidies, and homelessness programs. Monitor housing project construction to ensure integration of services. Conduct policy analysis, research, and reporting on real estate programs to create and preserve affordable housing.
