Senior Construction Project Manager Please note: this position is on-site, no remote or hybrid opportunity available. Job description Summary: The primary role of Senior Construction Project Manager is to monitor and control construction for jobs from $25+ million through administrative direction of on-site Superintendents to ensure that the project is completed on schedule and within budget. The Project Manager must also investigate potentially serious situations and implement corrective measures when necessary.
Position Responsibilities: Oversee construction projects from beginning to end while demonstrating a professional, courteous, and respectful working environmentSet direction, align resources and execute at a high standardProvide initial client contact to assess scope of work and resources required to successfully complete projectSupervise the total construction effort to ensure each project is constructed in accordance with safety, quality, design, budget, and scheduleOversee the creation and management of the project scheduleEnsure the financial aspects of contracts (fee payment, rental equipment, and income/expenses, etc.) are managed appropriatelyInitiate and maintain extra work estimating and issuance of change ordersAssume responsibility for productivity of crafts, efficient use of materials and equipment, and contractual performance of the projectEstablish project objectives, policies, procedures, and performance standards within boundaries of corporate policyDeveloping and monitoring project budgets, including regular reporting to management staffMonitor subcontractor's progress and performance, including review and approval of vendor invoicesCoordinate subcontractors and lead contractor meetingsWrite and manage subcontracts and change ordersCoach, mentor, and develop Project ManagersProblem solve and handle all issues appropriatelyResponsible for efficient and complete closeout of the project, including financialEnsure compliance with safety regulations and building codesTrain and mentor construction teamCollaborate with superintendents, subcontractors, engineers, architects and key team members of the project teamNegotiate with external vendors on contract agreementsEnsure the appropriate permits and licenses from authorities for construction sites are obtainedPlan construction operations and overall schedule managementEnsure all deadlines are metHire staff and delegate responsibilitiesAllocate and manage resources to ensure that they are available when they are needed throughout the construction projectsKeep all stakeholders aware of the progress on projects and prepare progress reports regularlyEnsure any environmental or local community issues that may come up during a project are handled appropriatelyConduct site visits to monitor progress and quality standardsRequired Skills Candidates must be self-motivated, have strong leadership skills, and be interested in developing new accountsCandidates must have the ability to manage people as well as all aspects of a project, including technical, safety, schedule, cost, and financial responsibilitySkill in problem solving and planningBS/BA degree in Architecture, Engineering, Construction Management, or another related fieldProficient with Microsoft Office software, including Outlook, Word, and ExcelPMP or an equivalent certification would be considered an assetExtensive previous work experience managing budgets for construction projectsExcellent knowledge of construction materials and equipmentPrevious experience in a leadership role with strong and proven leadership skillsProficient with construction and project management software programs including Procore & Microsoft Project scheduling softwareExcellent knowledge of relevant rules and regulations as well as quality standards and human resourcesFamiliar with Michigan State Housing Development Authority (MSHDA) and HUD project administration and documentation requirementsRequired Experience 4 years engineering or construction management degree or equivalent combinations of technical training and/or related experience5 years of Project management7+ years of experience in new construction multi-family housing developments Job Type: Full-time
