Position Details Reporting to the Assistant General Counsel, Supply Chain Operations, the Senior Paralegal / Legal Analyst (Real Estate) will support the legal aspects of real estate transactions for Grainger's owned and leased properties. Youwill assist in the preparation and review of real estate documents, conduct due diligence, and ensure compliance with legal, regulatory, and company policies.
You will work a hybrid schedule requiring 3 days per week at our Lake Forest, IL headquarters and/or Chicago, IL Merchandise Mart office.
You Will Draft, review, and manage real estate contracts, lease agreements, and related documents. Coordinate with external counsel, title companies, property management companies, landlords, brokers and internal business and legal teams on real estate matters. Serve as the initial legal point of contact for the Corporate Real Estate team and provide information and advice on matters related to Grainger's leased and owned properties. Manage and maintain real estate files and databases, including the collection, organization, catalog, database management, electronic storage and retrieval of legal files. Assist in the due diligence process for real estate transactions, including title searches, environmental assessments, and property inspections. Prepare and file legal documents with appropriate entities, such as county recorder's office or courts. Act as frontline intake and manage process for legal/government notices sent to branches and other Grainger facilities. Monitor and ensure compliance with local, state, and federal laws pertaining to real estate. Provide support during real estate negotiations and closings. Perform other duties as assigned by the Assistant General Counsel, including conducting legal research/analysis on laws, rules and regulations and monitoring changes in laws relating to the compliant operations of our facilities and employee health and safety; managing dispute process with branch vendors; drafting transmittal letters and legal demands; performing other document preparation. Review outside counsel invoices. You Have Bachelor's degree or equivalent relevant professional experience. A paralegal certificate from an ABA-certified legal assistant program. 3 plus years of experience in real estate law. Strong knowledge of real estate transactions and documentation. Superior verbal and written communication skills. Superior organizational skills and attention to detail. Expertise reviewing and synthesizing contractual terms from term sheets and letters-of-intent into contractual templates with accuracy and completeness. Ability to work efficiently in a fast-paced environment with or without direct supervision. Advanced knowledge of the Microsoft Office Suite and legal research tools. Familiarity with electronic matter management (i.e. CounselLink), database management (i.e. Tririga) and DocuSign/Adobe Sign systems is a plus.
