Job Purpose
The role of the Senior Asset Management is to provide asset management, property management, financial analysis and accounting functions for both real estate and energy divisions.
 Asset Management
• Use Appfolio to enter all transactions and lease information.
• Send monthly rent statements
• Negotiate lease transactions within a portfolio of assets
• Establish and maintain relationships with tenants, including visits to corporate decision makers
• Responsible for the overall profit and loss of individual assets in a portfolio
• Work with local leasing brokers and management to fill vacancies within the portfolio
• Oversee all capital improvements and building expansions
• Travel to all markets and buildings in portfolio
? Meet with tenants to understand their needs? Walk the property to observe level of use, occupancy, and capital  needs? Meet with local brokers to keep abreast of real time changes to market dynamics• Understand the markets the assets are in, specifically the latest market statistics, trends, and competitive set
• Present and make recommendations 
• Report on the performance of each asset with a comparison to budget and underwriting; and make hold/sell recommendations
• Communicate with investors 
• Supervise tax preparation
• Manage the disposition process
? Make recommendations ? Interview and retain listing brokers? Manage the marketing and bid process? Conduct buyer interviews• Prepare annual property budgets and business plans
• Work with Acquisitions on underwriting potential deals and approve leasing assumptions
• Lead the administration of energy projects
• Lead the administration of development projects
Property Management
• Provide full administrative support, including phone support, reports, filing and distribution of correspondence. Coordinate office and field supplies in absence of a property administrator or office manager
• Provide lease administration activities, including abstracting leases and keeping our database current
• Ensure all property files are prepared and maintained in an orderly and logical manner, including leases and contracts
• Prepare and coordinate bid proposals and service contracts
• Conducts basic financial analysis
• Prepares annual tenant "True-Ups" for expense reimbursements
• Obtain aging report for management and follow up on all delinquencies
• Ensure invoices are processed in accounting with appropriate back-up and according to established procedures
• Coordinate tenant move ins and move outs
• Oversee maintenance of work order and purchase order systems
• Ensure Certificates of Insurance for tenants and vendors are up to date
• Ensure that above standard tenant bill-backs for electrical usage, after hours HVAC, and other similar charges are processed in a timely manner
• Assist supervisor with aspects of annual budget preparation and monthly financial reports, as well as preparation of bank deposits 
• Responsible for leading regular inspections of properties with janitorial and landscape providers and any other service provider as directed by supervisor

Financial Analysis and Accounting
• Prepare monthly accrual schedules and recurring accrual journal entries for real property investments
• Prepares monthly and quarterly financial statements for real estate properties for review by management
• Post transactions and maintain accounting records for real estate holding company and solar company
• Assist in the compilation of year-end financial statements and accounting schedules for external auditors including fixed and intangible asset lists
• Process invoices and cut checks as needed
• Assist with lender compliance issues relating to the distribution of leases, rent rolls, tax returns.
• Prepare cash flow and return analyses for energy projects
• Prepare cash flow and valuation analyses for real property
 Qualifications
• Highly organized required
• Accounting degree required
• 7 years' real estate asset and property management experience
• 7 years' experience using a property management program
• Experience reviewing and negotiating real estate documents (lease, PSA, etc.)
• Strong verbal and written skills
• Detail oriented
• Financial analysis experience required
