Position at LINK Property Management

Under general direction, the Property Manager is responsible for all aspects of leasing production and operations at their assigned apartment community.

Essential Job Duties and Core Responsibilities
Encourage a healthy and productive working environment by clearly communicating goals and objectives, celebrating and recognizing achievements, and offering guidance, coaching, leadership, and support to the team. Implement staffing plans and evaluate the training and development of on-site team members; hold accountability to individual team members to ensure proper execution of individual responsibilities. Establish a strategic plan to ensure the community operates within the approved budget and executes on defined strategies. Monitor revenue and expenses to ensure NOI achievement and report analysis of monthly financials (including projections) and other salient information relating to operations to Regional Manager. Evaluate performance and provide strategy recommendations relating to market rents, traffic, resident retention initiatives, and renewal rates in accordance with market trends. Drive performance and execute on defined occupancy goals by leading and holding the leasing team accountable to deliver on leasing objectives and expectations; strategically adjust plans as needed to achieve results. Organize and implement innovative marketing plans, community activities, and philanthropic events. Monitor and provide feedback on matters pertaining to CapX, collections, property aesthetics, and marketing initiatives. Oversee damage assessments, application approvals, work order completion and quality, property inspections, collections, lease expiry, and adherence to Fair Housing laws. Schedule and supervise vendors and maintenance team through the turnover process to ensure quality and timely delivery of units. Process rent payments, manage delinquency, and process evictions. Manage the customer experience and ensure achievement of company customer service standards; mediate and promptly resolve the objections and concerns of residents. Ensure all leasing models, amenity spaces, tour routes, and overall site aesthetics are maintained to the highest possible standard and proactively communicate any problems to the appropriate party to address. Job Requirements Work requires strong knowledge to adhere to applicable federal, state and city regulations involving Fair Housing, health and safety policies and procedures and other aspects of residential, multi-family property management Work requires financial analysis skills and ability to manage operations within approved annual budget Work requires a detailed knowledge of the eviction process, and applicable state & federal laws pertaining to. Work requires the ability to work independently and in a team environment Work requires strong customer service skills Work requires strong attention to detail, accuracy, strong organizational, multi-tasking, planning and time management skills Work requires strong leadership skills and ability to develop, train, and motivate others Work requires the ability to adhere and ensure all safety policies and procedures are followed at all times Work requires excellent interpersonal skills including strong verbal and written communication skills Work requires a positive, get the job done attitude. Work requires a strong sense of responsibility, ownership and accountability. Work requires flexibility and ability to work in a fast paced, dynamic environment with changing priorities. This includes the ability to have flexibility to regularly work outside of normal business hours to meet deadlines if necessary Work requires a strong sense of urgency and the ability to work well under pressure, emergencies and time sensitive situations Work requires the ability to troubleshoot problems and devise creative solutions. Work requires the knowledge or the ability to learn Entrata property management software in a timely manner

Direct Reports and Reporting Relationship

Leasing Consultant(s), Assistant Property Manager, Maintenance Supervisor, Maintenance Technician(s), and/or Maintenance Assistant(s) at your assigned apartment community. The ability to achieve results by working with others within the organization, regardless of the reporting relationship, is a critical success factor.

Minimum Qualifications

High school degree or equivalent required, bachelor's degree in Property Management, Real Estate, Business Administration or a related field preferred. At least three (3) to five (5) years of related property management experience with multi-family/residential property is required. Experience with Resman or similar software systems is preferred.
